Appealing Your Davis County Property Valuation

The September 15 deadline, what evidence wins, and how to file

Every July, Davis County mails valuation notices — and every year, homeowners who think their value is too high have until September 15 to appeal. Done right, an appeal is straightforward and free.

How It Works

  • Your notice shows the assessor’s market value as of January 1 and your estimated tax
  • Primary residences are taxed on only 55% of market value (the 45% primary residential exemption is automatic for your home)
  • You appeal the value, not the tax rate — the question is “what would my home have sold for on January 1?”

Evidence That Wins

The strongest appeal is three comparable sales from around the lien date — similar homes, nearby, adjusted for differences. An appraisal or documentation of condition problems (needed repairs, functional issues) also works. Screenshots of listing prices are weak; closed sales are what count.

Filing

  • File with the county Board of Equalization between when notices arrive and September 15county appeals info
  • Include your parcel number, your opinion of value, and your evidence
  • Decisions arrive in the fall; if you disagree, you can escalate to the Utah State Tax Commission
